The Japanese are, by all accounts, the people with the least obesity problem, the highest longevity rate, and best health record. What are they eating? The importance of rice Rice is the main carbohydrate food in Japan, consumed with every meal. However, the real basis of the Japanese diet is not rice but fish, consumed at more than 70 kilos per person per yearwhich means 190 grams daily. This combination of rice and fish, as their staple food is far superior to the American meat and potato, the European little of this, little of that diets, and light years ahead of the Russian pork, potato and mayonnaise daily fare. Lets see what else they eat. Miso and other soy products! Miso is a fermented soy product, and a soup is made from it that is light tasting and easy to digest. One gets all the benefits of soy from it. Also, the famous soy sauce. Japanese people, on the average consume about 200 grams of soy products daily. So why are they so thin and so healthy? There are a few very good reasons. One is their sparingly consumption of sugar. Low in sugar Japanese consume only 20 kilos of sugar per year (compared to the American 71 kilos per year). Another is the Japanese consumption of cereals (which obviously includes rice) to be 105 kilos per year (compared to the American 68 kilos per year). The human body appears to be doing much better with natural cereals and less sugar than fried potatoes and sugar in everything you eat diets. The Japanese have far less incidence of heart disease and cancer than Americans. As they eat as much meat as the Americans do (or more), and smoke more, the theory is refined sugar and stress are the two biggest contributors to destroying ones health. Portion size Another important factor in the Japanese diet is portion size. The portions are small. This means they savor their food; eat slowly and enjoy it. No scarfing down hamburgers and fries here, and king size cola drinks. Eating with chop sticks help, as you eat more slowly, take smaller bites and are able to appreciate what you are eating. This aids in digestion, and that is a proven fact. There are two more factors which must be mentioned that make the Japanese diet so successful. The first is breakfast. The typical Japanese breakfast can (and usually includes) green tea, steamed rice, miso soup with tofu, spring onions and omelet and both raw and grilled fish. This gives your body all it needs to start your day well. You will feel better, and such food does not add weight to your body at all. In fact, it stimulates the metabolism mechanism. You will not gain weight, and if overweight, will lose weight. Variety Never be bored The second factor is variety. A typical American will have about 30 varieties of food per week. A typical European (especially southern European) will have about 45. As long as you dont let your real, full name slip out before youve built up a certain amount of trust, you start an online relationship fully protected by the fact that the person who writes to you has no idea who you are, where you live or how they can get hold of you outside the site. When you date online, the dating identity thats doing the looking exists only on the Internet. Theres a complete barrier between your online self and the real youand that barrier is your best protection against any wacko you might be unlucky enough to meet online. If you have the bad luck to meet a loony at a dating site, as long as youve kept your identity a secret, theres no way that they can bother you in real life. Of course, that works for them too. Because theres no way for you to check the identity of someone you meet online, youve got no idea whether the doctor who sent you an email got his or her degree certificate from Harvard, as they claim, or ordered it from a website in Romania. Youve got no idea if they were really working for the Peace Corps for the last two years or spent that time sewing mailbags in a state penitentiary. And youve got no idea whether the person who described themselves as passionate will leave you alone once you tell them youre not interested or hang around outside your front door waiting for you to come home from work. It would be nice if there were a checklist that you could go through when you meet someone online. If they mentioned knives more than three times in the first email, you could tick a box. If they mentioned that they served multiple sentences for violent crimes, that would lead you to tick another box. If they talked about their friendship with the Unabomber that would strike them out. But its not that easy. The best way to keep yourself safe online is to follow three simple rules: keep your anonymity as long as possible; remember that if something feels wrong, it probably is; and cut them out quick and completely as soon as you smell something fishy. 1. Keeping Your Name (And Everything Else) To YourselfTheres no reason at the beginning of an online relationship for you to say who you are, where you work, where you live, what your telephone number is or any other identifying detail that you might later regret. When you start exchanging emails, you can chat about your hobbies. You can talk in general about the kind of work you do. You can say that you like walking in Central Park or heading out to Sequoia. But tell someone youve never seen, never met and whose real name you dont know that you live at 123 Killmenow Road, Apt. 103 and its certainly possible that youll have reason to regret it when you find yourself looking for a new apartment. In a later chapter we talk in more detail about what the first couple of emails of an Internet relationship are supposed to do. At this stage though, its enough to say that what theyre not supposed to do is draw out personal information that would allow your new pal to find you offline. If someone asks for a phone number, you can tell them politely that youd rather hold onto it for a while. If they ask exactly where you work, you can just say a big law firm in the city or a clothes store in town. If they ask, in their first email, for your address, you can delete their message, add them to your blocked members list and tell the website that this person looks a bit suspicious. 2. If Something Looks Wrong, It Probably Is…Thats because on the Internet, it pays to be suspicious. The vast majority of the people you meet online will be as honest, direct and truthful as the people you meet offline. Its unlikely that youll come across many angels who will lay out their entire life histories, warts and all, right at the beginning, but its also very unlikely that youll be unfortunate enough to come across any axe-wielding psychopaths or the stereotypical man masquerading as a womanor vice-versa (most of those seem to have run off with Netscape in the early days of the Internet). For the most part, youll find that the vast majority of fibs you encounter on dating sites tend to concern age, weight, income and of course photo, with ten-year-old graduation photos passing as up-to-date snaps. Thats certainly bad enough but its not a threat and you can decide, when you uncover the real story, whether the truth has been stretched beyond the bounds of forgiveness. You can also get a feel for when someones lying onlineeven if you cant see the way they behave when theyre spinning you a story and you cant hear in their voice that not even they believe what theyre saying. Its hard to keep a story straight and there are often little inconsistencies the tell you that something isnt quite right. If someone born in 1974 for example, talks about having been in their current job for twelve years and their previous job for fifteen, then that should set alarm bells ringing. If a potential date who claims on their profile never to have been married mentions a stay with ex-in-laws, that should raise a red flag. And if someone says they dont like spending time with the police that should send out a serious warning. These are exactly the kind of tell-tale signs that tell you that something isnt quite right. And when you get those signs, its always a good idea to trust your instincts. 3. Cut Them Out QuickWeve already mentioned that you might come across two different kinds of deception online: the more common truthful economies that exaggerate positive qualities such as youth or wealth at the expense of complete honesty; and the total lies that obscure a character that likes to stalk, harass or otherwise make life miserable for their unfortunate victim. If youre dealing with just a mild little exaggeration you might be willing to forgive them their trespasses (just you might be hoping that people will forgive you yours). Since the mid-1990s, nevirapine, an antiretroviral drug, has been used despite government warnings that it could cause deadly liver problems or rashes when multiple doses were administered over time. A study in 2002 was conducted to evaluate whether or not nevirapine could possibly decrease the risk of mother-to-child HIV transmission. Multiple Problems With Drug Research Medical safety experts, an NIH auditor and the manufacturer of the drug agreed that there were various faults discovered within the study. Some of these faults included giving improper doses to study participants and neglecting to report specific fatal and detrimental reactions to the drug. A report compiled by a medical officer under Tramont, Dr. Betsy Smith, revealed that the research lacked in safety reporting. Smith also reported that the records kept of the patients failed to meet the standard level of clinical research. Tramont Puts Positive Spin on Drug Reports Tramont requested to review the report before it was passed on to the FDA. Interestingly enough, after his review the report showed very different recommendations, none of which included any of Smith’s prior recommendations. Tramont’s revised recommendations reported that any negative reactions regarding the drug use were not of importance in assessing the safety of the drug. Tramont also claimed he wrote the report after the inquiry into the changes in Smith’s report. The family of Joyce Ann Hafford paid the ultimate price for the negligence of the drug nevaprine — her life. Despite the signs of liver failure, Hafford’s doctors continued to give her the experimental drug nevaprine throughout her pregnancy as an attempt to save her unborn son from contracting AIDS. It was only after the family received copies of NIH’s internal case documents from the Associated Press that they realized the experimental drug regimen was the likely cause of Hafford’s death. By Pauline Stevens Home stagers are cropping up all over the globe (though home staging has been around since the 1970’s) and real estate agents need to get savvy so as not to get sued by their clients after selling their home for them. Home staging is the art of decorating a home to sell for top dollar and in the least possible amount of time. Recently in Ontario, Canada, a real estate agent was sued by his client AFTER having sold the home. It would appear that the real estate never spoke to his client about home staging (because he didn’t know it existed). The court decided the real estate agent should not only have known what a home stager was, but the agent should have offered the service to his client. Here’s the nitty gritty: Man (Let’s call him Mr. Jordan) puts home on market with real estate agent. Many months later, the house is still for sale, has had no offers and few visitors. Real estate agent suggested lowering the price. Mr. Jordan wanted to sell, so followed the expert advice of his agent and lowered the price thousands of dollars. The house finally sold UNDER the asking price that had already been reduced. On the same street, just a couple of doors down, another man (Let’s call him Mr. Wills) put his house up for sale with another real estate agent. Within just a few weeks, Mr. Wills house sold ABOVE the asking price. Since Mr. Jordan and Mr. Wills live in townhouses EXACTLY ALIKE except for the decorating, Mr. Jordan just couldn’t figure it out. Until Mr. Wills explained that his real estate agent suggested hiring a home staging expert to get top dollar for the home in the shortest amount of time possible. It worked. Mr. Jordan was furious (justifiably so, if you ask me) and took his real estate agent to court. And won!So beware all you real estate agents. Your job is to sell people’s homes quickly and for profit. So get out your contacts, hit the internet or consult your yellow pages but make sure you offer your client the services of a home stager and protect your profits. And if you actually stop and think about it for a moment, hiring a home stager is a great thing for you too. A home stager will have absolutely no qualms about telling your client that while selling his/her home, the smelly kitty litter has to go and by the way, the cat has to go too. And do you really have time to make sure the client gets their home spic and span for selling or open house visits? Isn’t your job to get listings and sell? Let a good home stager do their job and remember, it’s an investment on a high return. Sure, 10k lower for the sale of a home doesn’t really affect your bottom line. But if you have 16 homes listed for sale, 10k on all 16 of the homes makes a major difference to your bottom line! And keep in mind that a home that has been staged sells higher, on average in 15 days and the trend is that staged homes are so nice, multiple offers come in on a home and then you can just sit back and advise your client to take the highest bid… Much better than telling your client to lower the price. Hire a home stager, let the client pay for it and you get to take all the credit for selling high and selling fast… What more could you ask for.
